Here's the scenario. You are building a house or remodeling your house. Material costs are up. Labor costs are up. You ask yourself, where can I save a buck? Before answering this question, you must be careful, especially if your home is located in an area where other quality homes are built, whether on the lake, off the lake, or in higher valued developments such as golf course developments, etc. Growing up in construction and with a plethora of new construction and remodels under my belt, let me share with you some of the easy things that your future buyers will recognize when they are looking for quality.
1. One of the first things buyers of higher end homes will look for is to determine if the owner used hollow core doors. It's an immediate sign that the seller was looking for ways to save money (where else then did they cut back that I can't see???)
2. The second most obvious is the counter tops. Did the sellers spend for a quality granite, quartz, or other hard surface, or was formica used?
3. The third item that might stick out is the cabinetry. Do the drawers have dovetail construction with hardwoods? Did they use "soft close" drawers? Are there pull outs for the pots and pans?
4. Flooring is an easy one also. Was laminate used, or is it engineered or hardwoods? Does the carpet convey a quality feel and plushness? Is there a nice thick pad underneath the carpet?
5. Though there are many other items to look at, cheap vs quality lighting and plumbing fixtures are probably the next major focus.

There is nothing wrong with with using lower cost materials, especially when trying to keep a project within budget, especially when trying to build more house for less money. Just be aware that most buyers looking to spend in excess of $300k for off lake homes and $500+ for East Lake chain homes, and $1M+ for West and Big Spirit will expect the very best materials and finishes.

Bridges Bay Resort is built on the land purchased a few years prior which used to be owned by the Nielsen family of Arnolds Park. This huge complex consists of a hotel, 3 condo buildings (a 4th is under construction), and over 100 vacation cabins. A popular part of the resort is the indoor waterpark that cabin and condo owners have access to, but also, so does the public for a fee. Braccos is a fantastic summertime restaurant and bar which is frequented by boat, by car, and by foot, especially from the owners of the condos and cabins. All of the units at Bridges Bay have an opportunity for a boat hoist, and it is an extremely popular destination for out of towners looking for a vacation spot in Okoboji. Because Bridges Bay is not within the city limits, many owners utilize property management companies to help them rent their units by the day, week, and month. I've personally sold and shown many condo and cabin units and would be delighted to help.

Best pizza in town with an amazing view! Dock the boat and stop in the Ritz for a pizza and cold beverages. They offer live bands in the summer and during winter games! The Ritz offers a breakfast buffet and an amazing bloody mary bar on Sundays! Make sure to stop in when you are in town.

Pike's Point is located at 15973 213th Ave, Spirit Lake, IA on beautiful West Lake Okoboji. It is one of the largest parks in the Iowa Great Lakes, and provides for all kinds of activities including fishing, swimming, bird watching etc. This park also has a rest room, and a beach. If coming by boat, one wants to be careful as the point extends far into the lake, and there is a warning buoy roughly 300 feet from the point of shore. In 2010, many trees here were uprooted because of some severe straight line winds during the storm that reaked havoc through the Iowa Great Lakes.

Gary's is newly owned by Rabab, and sure to keep your taste buds coming back for more. The menu still features classic American comfort food, as well as some of Rabab's Mediterranean favorites. Trappers Bay is nestled along the north shore of Silver Lake. It is a nice quiet little spot to take the family for a weekend picnic or a day of fishing. Silver Lake is one of the few area lakes that has a walleye season year around. Before the big Walleye opener on the Iowa Great Lakes, you will find Trappers Bay lined with fishing the entire length, trying to land a big walleye. Trappers has many fishing spots to choose from, however, on either side of the bridge usually produces the best fishing. Make sure to get there early, or you will likely not get an ideal spot in the early spring. Try casting a twister tail, ripple shad, or use a floating jig tipped with a minnow or leach. Good Luck!

Separated from the rest of the Iowa Great Lakes, Big Spirit has a lot to offer. Big Spirit is actually located in Iowa and in Minnesota. This quiet setting offers a number of different lake views as well as access to fantastic fishing. While your are there, stop at the Spirit Lake Fish Hatchery. Every year they use gillnetting to catch and release walleye, muskie and pike using each fish to help breed a new batch of fish for the year. Often times the DNR catches very large fish and put them on display in one of their many fish tanks. The DNR professionals harvest fish eggs and release them after they hatch. Stop by and see the in the Spring, you will not be disappointed.

Go check out Boji Roots Salon in Milford! Sherri does an amazing job of doing exactly what you ask and is very good at giving you ideas on new trends. The salon it's self to so cute inside! She also offers a great supply of products for you to purchase so you can feel like your at the salon even at home. Sherri is very flexible and also fast! When you are very busy its great knowing you wont be sitting at the salon for hours!

In 2012, thanks to many local sponsors the city of Lake Park was able to build and design a 9 hole disc golf course. Nestled around the city park, pool, campground, and football field, the disc golf course offers some great challenging holes. The course was designed by Lake Park disc golf enthusiasts Nicholas Hemphill and Tristam Nebelsick. Disc Golfing offers a family friendly opportunity get out and enjoy the outdoors.

Boji Tan is a great tanning salon located in Spirit Lake. They offer different types of beds that are four different levels. This local business is very clean and the staff is always friendly and provides you with great service. At Boji Tan they don't only offer tanning but you are able to purchase AdvoCare products also. Mill Creek is located on the NE corner of Okoboji Ave (Hwy 71) and 9th Street in Milford. Dine in or carry out. There's something for everybody--daily and nightly specials, too! The staff is friendly and the atmosphere relaxing. Great burgers, sandwiches, pizza and appetizers. A couple of my faves are the Fried Pickle Chips and the Kentucky Bourbon Sandwich. Hours are Monday-Saturday, 11 AM - 11 PM (grill open til 10 PM) and Sunday from 5 PM - 9 PM. Have a party in the events room with family and friends. Games for the kids, too!

Emerald Hills Golf Course is one of the premier golf courses in the Iowa Great Lakes. Golfers throughout Okoboji will tell you that compared to the rest of the golf courses around, Emerald Hills is probably the most challenging. When I grew up as a kid, we lived just a half block from the back side of the course. We would sneak on with a couple short little clubs and balls we found walking the course and sometimes spent more time being chased by the sprinklers than trying to hit golf balls. Emerald Hills was owned by Gordy and Bette Benit many years ago and they can be credited with growing this course into the masterpiece it has become. Later purchased by Randy Rohlfsen and a few others, Emerald has flourished as one of the best courses around. If memory serves me right, Randy has been there since the early 1990's and has always had a strong conviction to help young golfers. He has taught and coached numerous high school teams, and they also put on a 5 day junior camp every year which has been a tremendous hit. I grew up on this course and can honestly say, you better be hitting the ball straight!

Boji Tattoo is a very welcoming tattoo place in the Lakes Area. Offering very competitive pricing for tattoos and piercings, Boji Tattoo is a great place for your next piece of ink. You can rest assured that Boji Tattoo is a sterile, clean environment. Their needles are a one time use, and all tools are sterilized after each customer. They have extensive tattoo ideas in their shop, as well as body jewelry to buy.

You just cannot go wrong. Located in the center of the action on Broadway Street, you are within walking distance of Arnolds Park Amusement Park. "The Tressle" bridge used to carry the old railroad that traversed the area. Now the tressle is home to some of the areas best fishing. Served as a hot spot for fisherman, and a trail for walkers and bikers, the tressle is a classic structure of the Okobojis. We spent days jumping off of the tressle doing cannonballs, preachers, flips and the like. I know in my life my friends and I have caught literally tens of thousands of crappie and blue gill off the tressle bridge.

Come to Snappers Turtle Bay Cafe and enjoy the relaxing laid back island atmosphere that you can only find along the waters of Turtle Bay. Open to the public for lunch and dinner, Snappers menu is unique to Okoboji which offers quality food and service that is sure to please visiting patrons.

The Lake Park United Methodist Church will be hosting a community meal on Christmas day 2016. They will be serving ham and turkey, stuffing, green beans, mashed potatoes, coleslaw, and a dinner roll along with pumpkin or apple pie from 11:30am to 1:30pm at the church free of charge. A big Congrats to the Harris Lake Park football team on a fantastic historical season. The wolves dominated the competition all year long, punching their ticket to the UNI Dome for the 8 Man Football Playoffs. In the Semi-Final game the Wolves were able to continue the undefeated streak and beat Fremont Mills 35 to 21, giving them the opportunity to compete for the 8 Man Football State Championship. The Wolves battled hard against Don Bosco, Gilbertville, but unfortunately came up a little short and lost a hard fought game 21-48. Awesome Job on a GREAT season Wolves, it was very fun to see how much the community came together to support you guys. CONGRATS!
